Cortex Breaks Ground on First New-Construction Residential Project
ST. LOUIS – Keeley Properties has broken ground on Iris, Cortex’s first new-construction residential project, marking a significant step forward in expanding the 200-acre innovation district's live-work-connect ecosystem.

At the corner of Clayton Avenue and South Sarah Street and just steps from Cortex’s MetroLink station, Iris will deliver 174 modern apartment units, including 17 affordable units, and ground-floor retail space designed to activate the streetscape and serve residents and the surrounding community. The development will feature a swimming pool and additional amenities that reflect the growing demand for quality housing options near one of the region's most dynamic employment centers. Furthering connectivity, Iris is near future extensions of the Brickline Greenway, as well as the under-construction Tower Grove Connector.

The project represents a successful public-private partnership, bringing together key stakeholders committed to the continued growth of Cortex and the City of St. Louis. Partners include the City of St. Louis, St. Louis Development Corporation (SLDC), Alderman Michael Browning, the Arch to Park Equity Fund, Arcturis, and Cortex. Holland Construction Services will serve as general contractor.

Iris represents Phase 1 of development on the site. Phase 2 is expected to include Class A office space and structured parking, further expanding the Cortex District's capacity to attract and retain top talent and innovative companies.
Keeley expects to complete Iris and begin leasing in Q1, 2028. The company also controls over two acres surrounding the project for future phased development, including tech office and retail uses.
